Water Quality Testing

Water quality testing is required on some loans when buying a new home. This test is typically conducted during a residential home inspection to determine the potable quality of drinking water. All water quality testing is available through Bald Eagle Inspection Services, LLC, including Total Coliform, Nitrate, Nitrite, Lead, Iron, Manganese, Sodium, pH, Hardness, Turbidity and Alkalinity. A radon test is typically conducted during a residential home inspection to determine levels of radon gas within a structure. It is essential to your families health and well being to know and be aware when high levels of radon gas exist.

Mold Assessments

New York State Department of Labor says, “Persons who conduct home inspections as part of potential real estate transactions must also be licensed as a “Mold Assessor” If their inspections/reports include an assessment of mold conditions in the home or property in question.”

Bald Eagle Inspection Services, LLC can perform a dual service inspection at the time of your residential home inspection, if the unfortunate condition of mold exists, saving you time and money.

We also perform full service mold assessments apart from a residential home inspection. We are a NYS licensed Mold Assessor and include visual (intrusive and non-intrusive) inspections, lift, air and bulk sampling, and high quality mold assessment reports.

When a disaster strikes and you have to deal with the insurance company, be sure you are properly informed. We understand it is a stressful time and I will make sure you understand the replacement value of your property. Our experience as a commercial and residential estimator and high quality estimating reports can help you get every dollar you will need when repairs are completed. The insurances adjuster works directly with the insurance company and is there to make sure the insurance companies best interests are accounted for. We will work with you to make sure the insurance adjuster knows you understand the value of your investment.

Indoor Air Quality Testing

Bald Eagle Inspection Services, LLC uses the latest air testing equipment technology to quickly and accurately test for all sorts of indoor air pollutants. 

Air testing can be performed easily during an already scheduled residential home inspection or as a stand alone service.

Flow & Well Yield Testing

Flow testing is required on some loans when buying a new home. This test is typically conducted during a residential home inspection to determine if the flow rate of water meets minimum requirements for your lender.

Yield testing is conducted at an exterior hose bib and consists of determining the amount of water that can be pumped from the well within 1 hour without running the well dry.

FHA 203(K) SONYMA Consultant

The role of the 203(k) Consultant is vital to the success of a FHA full 203(k) loan. The consultant is responsible for the onsite visit and the HUD Work Write-Up and is responsible for staying on during the project to facilitate draws and inspections. I also provide SONYMA consulting services.

Wood Destroying Insect Inspections

A Wood Destroying Insect Report (WDI Report) is typically generated during a residential home inspection while looking for wood destroying insects such as termites, carpenter bees, carpenter ants, and powder post beetles. WDI Reports are required on some loans when buying a new home. We can provide Form NPMA-33 when required by your loan or the standard report form. Discuss the type of WDI report required with your lender or agent.
